Buyer readiness checklist
A short list to work through before the first showing. Settling these early makes the search calmer and your offers stronger.
Timing
- Ideal move-in window, and the latest date that still works
- Lease end date or current home sale timeline
- School calendar or work start dates to plan around
Financing
- Conversation with a lender and a pre-approval letter in hand
- Comfortable monthly payment, not just the maximum approval
- Funds for down payment, closing costs and early repairs
- Documents gathered: pay stubs, tax returns, bank statements
Search criteria
- Must-haves versus nice-to-haves, agreed by everyone deciding
- Preferred neighborhoods and commute limits
- Tolerance for renovation: cosmetic only, or larger changes
- Deal-breakers such as lot size, stairs or HOA rules
Before touring
- Buyer representation agreement reviewed and signed
- A shared way to take notes and photos at showings
- Questions to ask about each property
Provided for general planning. Confirm requirements for your specific property and situation.
