Before you write an offer
Have your pre-approval current and your down payment and earnest money ready.
Decide in advance where you have flexibility: price, timing, closing date or concessions.
Review recent comparable sales with your agent.
Inspections
Book a general home inspection promptly once under contract, and add specialists where the home calls for them, such as radon, sewer scope, roof or HVAC.
Attend the end of the inspection if you can and ask questions.
After the report
Separate safety and structural concerns from cosmetic items.
Decide with your agent whether to request repairs, credits or a price adjustment, or to proceed as is.
